Jamestown’s in-house team of over 500 employees encompasses a number of real estate functions. The company takes full advantage of its integrated platform to optimize operations, maximize asset-level performance, and minimize risks. These departments include:

Acquisitions

Jamestown’s highly-disciplined, analytical approach to investing has contributed to its strong track record over the company’s history. The Acquisitions professionals at Jamestown consider hundreds of investment opportunities each year, ultimately closing on average on fewer than 3% of those opportunities based on the firm’s strict investment criteria.

Architecture & Design

The in-house Architecture & Design team creates dynamic spaces and curates custom exteriors and interiors that capture the vibrancy of each property. Design projects are tailored to assets from office and retail spaces to residential communities.

Asset Management

The Asset Management department maintains a robust team to maximize the value of the real estate. This hands-on management provides many benefits, such as creating a sense of place, cultivating close tenant relationships, and providing innovative solutions to enhance tenant and customer experience.

Capital Markets

The Capital Markets team evaluates the existing and proposed capital structure of each investment and works with the fund management team to recommend the appropriate capital structure for an investment, taking into account the business plan for each asset.

Compliance & Risk Management

The Compliance & Risk Management team identifies and manages regulatory and operational risks in order for Jamestown to uphold its fiduciary duty by managing investor dollars in the best interest of its clients.

Creative & Marketing

The Creative & Marketing department develops and implements distinctive property branding and positioning. The team designs and produces marketing collateral, activates properties through innovative event programming, re-configures community spaces, executes digital marketing and social media campaigns, and collaborates with communities through business improvement districts and other neighborhood-focused organizations. This creative and collaborative process creates a sense of place at each asset while also creating added value for each individual property.

Development & Construction

The Development & Construction team consists of development, construction, and design professionals focused on a wide range of projects including ground-up development, major renovations, adaptive reuse, repositioning, and tenant fit-outs. This vertical integration allows Jamestown to deliver high quality projects aligned with its brand in a timely and cost effective manner.

Investor Relations

The Investor Relations team provides investors with detailed information on both the current status and future prospects of investments through quarterly and annual reports and transparent communication.

Legal

The Legal team coordinates comprehensive legal and regulatory reviews, including zoning, density, use, title, and survey analysis before the acquisition of an asset, and maintains involvement throughout an asset’s hold period.

Property Management

Jamestown actively manages its portfolio under the Jamestown Commercial Management Company. Property Management oversees the daily operations of buildings across the portfolio including maintaining the assets, fostering tenant and vendor relationships, managing safety and security operations, financial reporting, administering tenant leases, and acting as the conduit between all Jamestown departments and the properties.

Retail Leasing

The Retail Leasing team works to develop a sense of place at each asset by carefully curating the tenant mix to increase the likelihood of tenant success and retention. In coordination with Jamestown Food & Beverage, the team is responsible for identifying local and national retailers, food purveyors, and family owned businesses that can maximize the success of Jamestown’s retail assets.

Sustainability

Through Jamestown Green, the company works with multiple departments to reduce the environmental impact of its portfolio. Jamestown Green has institutionalized best practices in sustainability reporting by benchmarking energy, water, waste, and carbon footprint data for asset and facility managers, investors, and other stakeholders.

Tax Services

The Tax Services team structures transactions to maximize investor returns. The team provides sophisticated and innovative tax advice in connection with domestic and cross-border transactions at a national, state, and local tax level. The team also provides in-house tax preparation services for fund entities and for Jamestown’s non-U.S.-resident investors.

Tech & Innovation

The Tech & Innovation team provides thought leadership on the impact of technology on real estate, monitors the deployment of innovative technology solutions within Jamestown’s portfolio, and manages strategic Proptech investments that can enhance the value of Jamestown’s real estate.
