San Francisco's Northern Waterfront Solidifies Position as Emerging AI Hub with over 43,000 SF in New Office Leases

Jamestown drives AI cluster across Waterfront Plaza and Levi’s Plaza in the Northern Waterfront

SAN FRANCISCO, CA, [May 22, 2025] -- Jamestown, a design-focused real estate investment and management firm, today announced a wave of new leasing activity at its Northern Waterfront properties, further positioning the area as a growing hub for AI innovation. Waterfront Plaza and Levi’s Plaza, two mixed-use campuses along San Francisco’s Northern Waterfront, collectively signed over 43,000 square feet of AI-focused companies in recent months.

The leasing at Waterfront Plaza includes an approximately 12,600-square-foot deal with AI loan servicing platform, Salient, which relocated from Los Angeles to join the cohort of AI companies developing in the Northern Waterfront. Salient is joined at Waterfront Plaza by Sync Labs (5,400 square feet), an AI powered, real-time lip-syncing and dubbing technology, Overview.AI (1,600 square feet), which is building next-gen AI industrial vision systems, Solidroad (2,100 square feet), an AI quality assurance & training platform, and Zams (2,200 square feet), which is building enterprise-grade AI systems.

At neighboring Levi’s Plaza, Goodfire AI, a research lab focused on AI interpretability, has expanded from an approximately 4,100 square-foot space to a 19,200 square-foot space. The expansion demonstrates the property’s flexibility in scaling to meet the needs of tenants.

The leases mark a total of more than 43,000 square feet of AI office leasing across Waterfront Plaza and Levi’s Plaza, reinforcing the Northern Waterfront’s appeal among innovative, high-growth companies.

"The growth of AI-focused companies in San Francisco’s Northern Waterfront speaks to the power of bringing like-minded tenants together," said Michael Phillips, President of Jamestown. "By fostering a community of innovators, we’ve created an environment where connections spark new ideas and drive catalytic growth. Combined with the robust amenities, communal green spaces, and access to downtown, this is a place where companies can connect, collaborate, and thrive."

Both Waterfront Plaza and Levi’s Plaza offer tenants modern, flexible workspaces in a campus environment with access to the Embarcadero and views of the San Francisco Bay. The amenities at Levi’s Plaza include over three acres of parks, a newly refurbished rooftop with panoramic views of The Bay and Downtown San Francisco, and robust event programming such as the free “Plazapalooza” summer concert series. Additional amenities at both Waterfront Plaza and Levi’s Plaza include bike storage with private showers and towel service, convenient parking garages, and a wide range of nearby dining options such as Xica Mexican restaurant, Hillstone, and Off The Grid Food Trucks. For those commuting, both complexes are well-connected with nearby BART stations and shuttle services, and features plenty of green space for tenants to enjoy during the workday.

Jamestown owns approximately 40 percent of the office space in the Northern Waterfront area, creating a cohesive community for tenants across both Waterfront Plaza and Levi’s Plaza. Tenants benefit from access to shared events, perks, and the unique mix of natural beauty and urban convenience that the Northern Waterfront provides.
