RALEIGH, NC (April 17, 2023) – Raleigh renters looking for modern industrial living in a dynamic, amenitized district now have a new option at Raleigh Iron Works, the new mixed-use development located along Atlantic Avenue at the crossroads of Raleigh’s Five Points, Person Street, and Mordecai neighborhoods.
Pre-leasing is now underway at Forge at Raleigh Iron Works, a seven-story, new construction building featuring 219 apartments and a series of retail spaces, including a barrel room and restaurant from local brewing company Ponysaurus and “eatertainment” concept Jaguar Bolera. Apartments start at $1,375 per month and will be available for move-in starting in June.
Forge will add to the growing Raleigh Iron Works District developed by local development group Grubb Ventures
and design-focused, global real estate firm Jamestown. In addition to Forge, Raleigh Iron Works District includes a mix of retail, restaurant, and office, focusing on local operators and new concepts, with its first restaurant, Eastcut Sandwiches, opening in April.
Designed with an emphasis on efficiently sized apartments, 170 of the 219 total units are micro, studio or one-bedroom floorplans ranging in size from 430 to 865 square feet. Two-bedroom floor plans make up the remaining 49 units and range in size from 966 to 1,200 square feet.
“The efficiently designed project is the answer to Raleigh’s changing housing needs, allowing residents to come home to a vibrant mix of retail, dining, and entertainment offerings in an urban industrial location distinct to Raleigh,” said Gordon Grubb, President of Grubb Ventures. “Forge will allow residents to be surrounded by a mix of creators, thinkers, and doers in this dynamic, mixed-use community.”
“Forge is the best of both worlds—it’s a new construction, modern living experience in a historic industrial setting,” said Dana Griffin, Director of Asset Management and Development & Construction at Jamestown. “Renters will enjoy all the benefits of new construction design and amenities, while also gaining the community and culture of a walkable retail and restaurant district rooted in history.”
“Efficiently sized apartments are becoming more popular in the multi-family space,” said Chris Garrard, Director of Property Management at Grubb Ventures. “With a host of high-design amenities at your fingertips, many renters don’t feel the need to maintain and upkeep 900+ square feet of space.”
Amplifying the Atlantic Avenue corridor, Forge at Raleigh Iron Works is a culmination of modern industrial living with vestiges of Raleigh’s history. The apartments are outfitted with unique industrial features such as stainless-steel backsplashes, mobile kitchen islands with re-purposed steel features, quartz countertops with a concrete look, industrial lighting and plumbing fixtures, and integrated smart home technology. The interiors were designed to reflect the industrial-modern aspects of the surrounding property, and complement historic elements dispersed throughout the district.
A select number of microunits will be fully equipped with Ori+ pocket studios, versatile semi-furnished modular furniture units which transform at the touch of a button to create a private bedroom nook, reveal your walk-through closet, or hide your bed away to create a spacious living room, dining room, or workstation. A new take on move-in-ready, Ori studios deliver all the benefits of a one-bedroom without trading location or lifestyle.
Building amenities include a clubroom with a Barcade and resident entertainment lounge, a conference room that doubles as a podcast recording studio, co-working spaces, a fitness and health center, a saltwater pool designed with an industrial flair, multiple resident lounges, including a rooftop entertainment studio and deck with unimpeded downtown views, a taproom featuring custom Glas neon and vintage art, and an outdoor upper-level courtyard for lounging, working and hosting friends.
As part of the development team’s commitment to integrating local works of art into the fabric of the property, Forge will also feature a number of custom commissioned murals designed and installed by local Raleigh artists Taylor White, Morgan Cook, and Gabriel Eng-Goetz. Designed with a focus on sustainability, the overall Raleigh Iron Works redevelopment is targeting LEED certification for neighborhood development.
The builder for the project is H.K. Jordan, with architecture and interior design by Cline Design Group.
