AI Startups Drive 38,000 SF in New Office Leasing at San Francisco’s Northern Waterfront

Levi’s Plaza and Waterfront Plaza Continue to Attract Innovation and Tech Leaders

SAN FRANCISCO, CA, [November 11, 2025] -- Jamestown, a design-focused real estate investment and management firm, today announced a wave of new office leasing activity at its Northern Waterfront properties, Waterfront Plaza and Levi’s Plaza, with over 38,000 square feet of new office leases signed in recent months. The wave of activity further solidifies the area's emergence as a hub for AI innovation and high-growth technology companies.

Leading the leasing activity are five AI-focused companies totaling over 22,000 square feet at Waterfront Plaza. Greptile (7,700 square feet), an AI-powered codebase management platform, joins Tzafon.ai (4,300 square feet), an applied research lab building scalable compute systems and training foundation models for real-world interaction. Million AI (4,900 square feet) brings its React performance optimization platform to the campus, while Splight (3,500 square feet) is advancing sustainability through AI-powered energy transition technology. Pacific Technologies California (1,700 square feet), an AI research platform for financial services backed by tier-1 venture funds and OpenAI leadership, rounds out the AI cohort.

The leasing momentum extends beyond AI, with technology, creative, and venture capital firms also choosing the Northern Waterfront for its unique combination of innovation-focused community and waterfront amenities. At Levi’s Plaza, StackBlitz (5,900 square feet), a web development software company, is joined by Soma Capital (4,300 square feet), a venture capital firm investing across software, fintech, and emerging technologies. At Waterfront Plaza, Apeiro Design (4,000 square feet), a global planning and design services firm specializing in theatre and architectural lighting, and Recreation (1,700 square feet), a healthcare-focused marketing and strategy agency, complete the diverse tenant mix.
